There are many benefits to accepting applicants with a Housing Choice Voucher, guaranteed rent payments being one of the biggest.
We often receive interest from individuals working with the Idaho Housing Choice Voucher Program (Section 8) who will be using a voucher to qualify for a rental property. In order for a property to qualify for the HCV program, an agreement must be made between you, as the property owner, and the associated housing authority.
There are many benefits to accepting applicants with a Housing Choice Voucher, guaranteed rent payments being one of the biggest. Approved rent rates are based on the current, local market and, if the tenant/applicant experiences a change in their financial situation, rent payments will continue uninterrupted.
Each program also conducts two separate property inspections, one before a tenant moves in and one during their occupancy. These inspections, along with the inspections conducted by Blue Sky Homes, help to ensure the property is well maintained. Any tenants will be responsible for meeting the requirements outlined on our lease agreement and, if there are any violations, the organization will work alongside our company and the tenants to have them corrected.
The applicant(s) will be responsible for sending contact information for the specific organization they are working with. In order to proceed with their application, you will need to fill out an authorization form and W-9 form with that organization also.
