- Any money owed to Landlord = DENIED
- Less than $500 owed to utility or cell company = Conditional
- 3 or more non medical collections = Conditional
Income based on gross: (co-signer can be used)
3 xs higher Approved
3-2.5 xs = Conditional 2
Under 2.5 = Denied
Rental history: (co-signer can be used)
- Eviction/collections = denied
- LL will not re-rent = denied
- Notice not given = Conditional
- 3 late rents or more = denied
- 2-3 late rents = 2 Conditional
- 1-2 late rents = 1 Conditional
- No rental history = Denied
- Less than 3 year rental history = 2 Conditional
- Rental history from relative ONLY = Denied
- Rental history including but not limited to relative = 2 Conditional
- Mortgage in good standing may be accepted in lieu of PM/LL reference
