Criteria for Screening

Conditions that equal higher deposit:

1= $500

2= $1000

3= $1500

4= DENIED

Credit: (co-signer can be used)

  • 600+ approved
  • 599-550 Conditional 1
  • 549-500 Conditional 2
  • 500-less Denied

Money owed to utilities/landlord:

  • Any money owed to Landlord = DENIED
  • Less than $500 owed to utility or cell company = Conditional
  • 3 or more non medical collections = Conditional

Income based on gross: (co-signer can be used)

3 xs higher Approved

3-2.5 xs = Conditional 2

Under 2.5 = Denied

Rental history: (co-signer can be used)

  • Eviction/collections = denied
  • LL will not re-rent = denied
  • Notice not given = Conditional
  • 3 late rents or more = denied
  • 2-3 late rents = 2 Conditional
  • 1-2 late rents = 1 Conditional
  • No rental history = Denied
  • Less than 3 year rental history = 2 Conditional
  • Rental history from relative ONLY = Denied
  • Rental history including but not limited to relative = 2 Conditional
  • Mortgage in good standing may be accepted in lieu of PM/LL reference

Please note: Because applications are processed as a group, if some members of an applicant group meet rental history criteria and others do not, this is 2 Conditional

Pet screening:

Done through pet screening company.

Other denied:

Incomplete or unverifiable information on application
Discrepancies.

Co-signer:

  • 4x income
  • Credit score of over 600
  • No evictions
  • No criminal
